Landlord Gas Safety Responsibilities in Kent
If you rent out a property in Gravesend, Dartford or anywhere across Kent, the law is clear: you must have a valid Landlord Gas Safety Record (often called a CP12) for every gas appliance and flue in the property. Here's what you need to know to stay compliant and keep your tenants safe.
What Does a CP12 Cover?
A gas safety check must be carried out by a Gas Safe registered engineer. During the check, the engineer will:
- Inspect and test gas appliances for safe operation.
- Check the flue is clear and safely venting combustion gases.
- Test gas pressure and pipework for soundness (tightness testing).
- Check ventilation is adequate for each appliance.
- Issue a signed Landlord Gas Safety Record detailing the results.
How Often Is It Needed?
A gas safety certificate is valid for 12 months. You must have a new check carried out before the previous one expires. It's good practice to book the next check a few weeks early to avoid any gap in certification.
Record-Keeping
You must keep a copy of the CP12 for at least two years and give a copy to your existing tenants within 28 days of the check. New tenants must receive a copy before they move in.
